Croydon Heating Upgrade: Replacing a 1970s Warm-Air System with a Modern Combi Boiler

Some heating upgrades involve far more than replacing one boiler with another. In this Croydon project, FITnFIX replaced an outdated 1970s gas warm-air heating system with a modern combi boiler and radiator system, while the homeowner continued living in the property.
The work included removing the old warm-air unit, taking out an electric immersion hot-water cylinder, installing new pipework and fitting radiators throughout the home. As with many older properties, the job also revealed issues beneath the floors, including inadequate underfloor insulation, signs of previous water damage and noisy chipboard flooring.
FITnFIX planned the installation around an occupied home, arranging the work to minimise disruption and keeping the project tidy and methodical.
Why this Croydon home needed a heating upgrade
Gas warm-air heating systems were used in some UK homes during the 1960s and 1970s. Instead of heating water and circulating it to radiators, a warm-air unit heats air and distributes it through ducts or vents.
As these systems age, maintenance can become more difficult. Parts may be harder to source, controls can feel limited compared with modern heating systems, and the arrangement may no longer suit how the household uses the property.
For this project, the aim was to replace the warm-air system with a familiar radiator-based setup. The existing heating arrangement was removed and replaced with a combi boiler system that could provide heating and hot water without the separate electric immersion hot-water cylinder.
Removing the old warm-air system and immersion cylinder
The first stage was to remove the redundant equipment safely and methodically. This included the old gas warm-air heating system and the electric immersion hot-water cylinder.
Removing the existing system not only created the space and access needed for the new installation but also freed up an entire cupboard space. The replacement required new pipework to connect the combi boiler to the radiators and to provide the required hot-water arrangement.
New pipework and radiators

The new system was built around a modern combi boiler and radiators. New pipework was installed as part of the conversion, with the work planned around the existing layout of the home.
Converting from warm-air heating to radiators is a substantial change to how a property is heated. It involves coordinating the boiler position, pipe routes and radiator locations, rather than simply changing one appliance.

Issues identified beneath the floors
Opening the floor for new heating pipework also revealed issues with the existing property. FITnFIX highlighted these findings to the homeowner as part of its wider advice during the project.
Inadequate underfloor insulation
While carrying out the work, the team identified areas where the underfloor insulation was inadequate. FITnFIX explained the finding to the homeowner and advised on the implications so that an informed decision could be made about the property.
Evidence of previous water damage
The installation also exposed signs of earlier water damage beneath the floor. The team highlighted what they had found and advised the homeowner rather than treating the issue as part of the heating installation without discussion.
Noisy chipboard flooring
Some chipboard flooring was noisy when walked on. This was identified during access for the installation, discussed with the homeowner and included in the advice given before proceeding.
Completing the installation with minimal disruption

The homeowner remained in the property throughout the work. FITnFIX therefore planned the installation in stages, working carefully around the occupied rooms and keeping disruption to a minimum wherever possible.
The completed project replaced the outdated 1970s warm-air heating system and separate electric immersion hot-water cylinder with a modern combi boiler, new pipework and radiators. The result is a contemporary wet central-heating arrangement suited to the property and the homeowner’s day-to-day use.
